Builder-Release Day Checklist
Release day compresses months of decisions into hours. This checklist is what to have ready and what to do in order.
A release runs on the builder's timetable, not yours. The buyers who do well are the ones who arrive with decisions already made and documents already in hand. Work through this list in the days before, not the morning of.
One week before
- Confirm your pre-approval is current and know your firm maximum price.
- Confirm your lawyer's availability for the days immediately following signing.
- Confirm your deposit funds are liquid and available on the likely instalment dates.
- Re-read your written layout priorities and lot priorities.
- Check that your contact details on the registration are the ones you monitor.
The moment the package lands
- Read the price list and the deposit structure before the floor plans.
- Eliminate anything above your ceiling immediately — do not linger over it.
- Shortlist three to five plans, not one.
- Cross-reference each shortlisted plan against the site plan for available lots.
- Note every question that arises; do not assume any answer.
What to bring or have open
- Government-issued photo identification for every purchaser
- Your pre-approval documentation
- Chequing account details and, if required, a chequebook for deposit cheques
- Your written plan and lot rankings
- Your lawyer's name and contact details
- Your question list
Questions to ask on the day
- What exactly is included in the base price, room by room?
- What is the full deposit schedule, with dates?
- Which closing adjustments and levies are capped, and at what amount?
- What is the tentative closing date and what extension rights does the builder hold?
- What lot premium applies, and what is it for?
- When is the décor appointment, and when are upgrade payments due?
- What is the cooling-off period, and when does it start?
Mistakes to avoid
Do not choose a plan you have not walked mentally. Do not accept a verbal assurance about anything material — if it matters, it goes in the agreement. Do not commit to a deposit schedule you have not checked against your calendar. And do not stretch above your qualifying figure on the assumption that circumstances will improve before closing.
Nothing said at a sales appointment is enforceable. Only the agreement of purchase and sale is. Read it, or have your lawyer read it, before the cooling-off period expires.
Immediately after signing
- Send the full agreement and all schedules to your lawyer the same day.
- Diarise the end of the cooling-off period.
- Diarise every deposit instalment date with a reminder a week ahead.
- File your copy of every document, including the price list and plan you selected from.
- Notify your lender that you have signed and provide the agreement.
If you miss the first release
Missing an allocation is not the end of the process. Most communities release in phases, and later phases carry different plans, lots and sometimes different pricing. Stay on the list, tell the sales team what you were looking for, and treat the first release as reconnaissance.
Frequently asked questions
How do I prepare for the UpTown Woodbridge sales launch?
Preparing for the September launch requires having your identification and a mortgage pre-approval ready before the release date. Since this community is 'Coming Soon,' registering is the only way to receive the price list and floor plans first. Call 289-400-0110 to ensure you have all the necessary documents for a smooth signing.
What happens on a pre-construction release day in Ontario?
On release day, buyers typically select their preferred lot and model based on the available inventory and price list provided by the builder. In Ontario, you will sign an Agreement of Purchase and Sale and provide an initial deposit. UpTown Woodbridge registrants will receive notification of the specific release procedures this September.
What documents do I need to buy a home at UpTown Fieldgate?
You will generally need a valid government-issued photo ID and a bank draft for the initial deposit to secure a home. Most builders, including Fieldgate Homes, also require a mortgage pre-approval letter shortly after signing. Registering for UpTown Woodbridge ensures you get the exact deposit structure details as soon as they are available.
